What lenders weigh
Lenders typically look at income, existing debt payments, housing costs and your credit history. For larger amounts, and for anything secured, they also look at the asset involved and how easily it could be sold. The FCAC — personal loans page explains the information a lender should give you before you sign, including the total cost of borrowing.
If a secured option is on the table, the federal rules matter too. As set out in the FCAC — mortgages material, a home equity line of credit at a federally regulated lender is generally limited to 65% of appraised property value, with total secured lending usually capped at 80%.
Borrow less than you are offered
Being offered more is not a reason to take more. Interest is charged on the balance, so every extra dollar you do not need is a dollar you pay for. A smaller loan you clear quickly usually beats a larger one you carry for years, even when the larger loan carries a lower rate.
